Is there any basic calculation used to add value per floor for Manhattan coops? I realize that every building will be different depending on obstructions, etc., but I'm wondering if there's a basic... x dollars of added value per floor going up (obviously, for the same apartment line).

People keep telling me, all other things being equal, that it's $10,000 a floor. But when are all other things equal? It seems to me it should be a percentage, not a dollar figure, out there somewhere because $10K added to a $400K apartment is a lot different than $10K added to a 4 mill apartment.

Any licensed appraisers available to comment?
