Discussion about
we are finally in contract for an apt that needs a major overhaul. we have met with a space planner/designer who put on paper on the floorplan pretty much what we are looking to do. As she is not an architect, I assume we need one to execute blueprints etc for the building and permits. Would appreciate a recommendation for a flat rate not expensive architect to work with. thanks so much

Find an expediter (you will need one to get a permit), and ask them to rec. an architect who will just draw up the plans for the DOE.

Chances are you will need an architect to construct the drawings, and then sign and seal them before they can be submitted to the Building Department. Some expediters can do this for you for an additional fee.

By the way, can anyone recommend an expediter?

Our architect used http://jamesmacdonaldltd.com/ - they seemed pretty responsive.
