Why so expensive and price increase?

Can the agency please explain 1) why the unit is so much more expensive per sqf even after considering the terrace? 2) why the price increase after the unit has not been rented out for more than year now? Thank you.

Maybe because the owner has a $950K mortgage, plus another $100K+ HELOC, and is paying about $1060 in CCs. That's what, about $6000 per month? The thinking behind all this I couldn't tell you....

NWT, so the broker's good, but the client is impossible and won't listen to reason about pricing in today's market.

Or, to borrow a cliche: a broker who represents herself has a fool for a client.
