Looks like a good ppsf. The eternal question: Will it be cheaper next week?
Just came across that building in an old architectural journal, when it was built as a printing plant. Extremely solid, which'd cut down the vibration from the railyards right next door.
This building has been the topic of long and heated debates. There have been many who have complained about the noise between the units. There were also delays in the common areas, though where they are now I don't know. This building should be less than the waterfront area due to the location.

The lower floors seem to be getting hammered. a second floor unit went into contract in May at $479 psf, wonder what it will close for.

I'm not in the market for a 3-bedroom, but I would be a buyer in general at this price level, and I am generally a housing bear still.
We're in a market crash, and low psfs have to be "errors".

You didn't notice the part of Arris that backs up onto the Long Island Railroad? Like the whole back side?
I wouldn't live there if it were free.
I live at Arris as a renter on the train side. My first apartment at Arris was on the Thomson ave side. It's actually quieter on the train side(except when you open the windows of course). I would definitely live here if it was free. Unfortunately it's not, but I'm still happy.
Call the broker and ask for the unabated tax dollar for that unit. That number will be enough to scare any potential buyer.
