Aghast at the potential grease stench, rodents, loitering and trash, not to mention plummeting property values, some say they would rather chip in and rent or buy the ground-floor space themselves than have the golden arches move in.
"There's a stigma to . . . a luxury building having McDonald's as a retail tenant," said Gary Davis, condo board president at 111 Central Park North. He said residents were weighing whether to pony up for the property and turn it into storage space.

gramercy starck has a lovely mcdonalds and cvs in the lobby.
The CVS branch will re-open in about 30 days, and join the the other, decidedly un-French and un-chic commercial tenant McDonald's. Even with Philippe Starck's name attached, it will tough for Michael Shvo to spin a McDonald's in a supposedly glam condo.

muaythai, the CVS has been open for awhile. The McDonalds is hilarious. It does beat the prior McDonalds in terms of cleanliness and decor, however. and the plans to reopen mcdonalds and cvs were always there, the buyers only had to ask if retail tenants had already been located. i don't know if that was the case at 111cpn.
What truly sucks at the gramercy starck is that horrendously ugly huge portrait in the lobby. i don't think i could come home to that every day.

Funny, but I think they would have to pony up huge pots of $$$. The franchise must really rake it in at this location. Right on top of the 2,3 subway stop.

I wouldn't want any food retail in my building, because it invariably leads to rodent problems, plus wet filth seeping into the sidewalk. Can a condo bar "non-dry" uses of its retail space by a supermajority vote, or is that strictly a coop thing?

To me, food sales is one thing but a DEEP FRYER - now there's a quality of life issue & particularly at the prices those poor suckers paid.

This would be so funny if it was not so sad.
Let's face it once and for all...
Harlem is the Sisyphus of neighborhoods.
Just when it looks like she's gonna get that boulder to the top of the hill...
That mother f*cker rolls right back down to the bottom.
CURSE THE GODS THAT CURSE HARLEM!!!
Imagine the horror...
You bought into the dream
You bought the dream at the virtual top of the frenzy
Your a believer, a pioneer, a visionary Opportunist
trading the safty of city life for the wide open vistas that only CPN has to offer
Where other ask 'why?' you ask WHY NOT!
You load your love ones in a Conastoga Wagon
A fond fairwell to friends and family
To end up as sickly twisted version of the Donner Party
Killed by Fast Food
I shake my fists at the Gods!
Oh the horror, oh the horror........................................................

on a positive note, McDonald's is one of the few companies with increasing revenues. the guys will not have trouble paying rent, which cannot be said for aspirational retailers. i bet they were hoping for candles and accent furniture though.
yep, Burger King is not doing well at the company level either. McDonald's addition of coffee seems to be paying off for them (vs starbucks and dunkin's donuts), good for them!

Admin, I would bet that any developer that would wait till all the units were fully closed before seeing a McDonald's become the commercial tenant would also skew the common charges in favor of the commercial unit at the expense of the residential owners.

what? margarita, my website guide and REAL personal assistant didn't mention that! an amenity that McDonald's can offer is the possibility to eat a chicken wrap while sitting in a bench watching 111CPN residents do their living. it's like a big screen of big brother (without the audio).

Admin, it's a fact. Some developers will skew the allocation of common charge benefits to the advantage of the commercial unit(i.e. charge them 10% of the doormen. so basically what I am saying that unless the unit owners of 111 love two all beef patties with special sauce, they are not benefiting very much.

Residents of the most expensive condo in Harlem are turning their noses up at a planned McDonald's in their midst.

And yet one of NYC's biggest Burger King franchisers is bankrupt after not paying BK for awhile: http://www.crainsnewyork.com/article/20090813/FREE/908139985
