Discussion about 82 University Place in Greenwich Village
Anybody have color on this? Been sitting there for a while now with no activity. I'm sure they must be willing to consider less than $1.5mn for Apt. #4.
All I know is that no apartment in there could be worth having torn down the Cedar Tavern.
Once you take out the stairs and elevator, the apartment is very small. Probably worth no more than $1.2mm.
I can't believe they destroyed the Cedar for this Bayridge-on-University monstrosity
Cedar was really nice. they promised it would be on the ground floor but I guess they lied. Apts are worth at least 30% less than current ask

Agree w 300 Mercer, can't be much more than 900 sft once you take out stairs, elevator, etc. when you calculate using floor plan provided...
So unfortnuate to see Cedar Tavern turned into such a dull/plain/boring looking building of condos that nobody wants
curbed reports that lis pendens has been filed and going into foreclosure
saw that. can you believe this. like i said - bad karma. hope the developers are happy now!!!

I am actually planning to buy one of these units. If there are any other prospective owners or people with questions, I am happy to help & would like to connect with other potential owners.. For what it's worth, I loved the Cedar Tavern as well...
I live around the corner. Looked in this building to buy last summer. Units were expensive for the quality and the building itself has no character. PH was nice but not for the price. Bottom line the place had an overwhelming feeling of cheap construction and boom time tell tales. Sorry Steen if you are already in contract.

huh? I'm not a broker Really looking to meet up with others who are in contract or have some strong views on this building. It's not a joke. I AM ABSOLUTELY NOT a broker. There are 2 apts left for sale: The PH & one other--Streeteasy not updated properly.
steenstrup - i am looking at buying in the building. any issues with the quality of construction? did you get an engineer to diligence?
I am buying in the building. Any issues that other buyers are seeing?
i actually looked at buying in here but couldn't find financing. there were no bulk agreements in place and was considered Frannie/Freddie unwarantable.
I just saw the penthouse and wow, is it overpriced. The bedroom floor is the main entry point to the apt. Bedrooms have low ceilings, wood floors seemed to be buckling. Upstairs the living room has a fireplace that takes up a big portion of a very narrow room, kitchen is also narrow and has weird high windows. Outdoor space needs flooring. This is AT LEAST $1M overpriced.
Is anyone who bought or is living in the building happy with their place? Looked at this place a while back. Curious how it turned out for folks.
