Actual rents in williamsburg

Hi, I've been looking at renting a 1 bed or 2 bed in williamsburg, and noticed some new buildings going rental (385 union, 65 ainslie, and 229 north 8th) are the ones im looking at. rents seem high in north 8th (3700 for a 2 bed, or 3000 for a 1 bed with 1 month free), and speaking with the agent at 65 ainslie, they said the rents were very negotiable (they're about 3000 for a 1bed with a month free) I was wondering if anyone has negotiated and what they were getting as actual rent / incentives, because the stated rents are way too high for them to be getting those prices. thanks!
