Renting downtown

Hi all, we are moving to downtown Manhattan in November and want suggestions about rental buildings that are for mid-30s people. No post college dorms. If it has kids that's fine but we don't have kids yet and aren't planning just yet. Anything south of triangle below Canal works for us. Our budget is up to $4000 but prefer to spend less.
Also, if the owner pays the fee if there is any then that seems to be appropriate these days.
oyster, I recommend looking at Battery Park City. The Rockrose buildings are great! Related, Glenwood, are all sterile but not economically friendly.
Be careful of the apartments on Wall Street itself and the ones between Wall and Fulton like 2 Gold and things like that. They are definitely the 20 something situation you want to avoid.

Definitely avoid 45 Wall. It's like an auxiliary dorm. And Bracco has good advice: BPC is lovely. It's really nice there, and there are a lot of families.
You should not need to pay a fee if you're dealing with the management company directly. Contact Rockrose, Related, Glenwood, or I would add Rose Associates - there's no need to pay a fee with these companies.
Also I'd suggest 90 West. It's right over the WTC construction site, so I think they have to be a bit more open to negotiation and people I know who live there really like the building. (early to mid 30s with families)
Battery Park City is a great place to live. Look for many rentals at the new green buildings, 30 West Street, 70 Little West Street on the south end and the Riverhouse on the north end.

Gateway Plaza is on the water in Battery Park and no fee and 2 free months if you contact the rental office directly. Don't go through a broker. The buildings are decent and older so they are pretty good size. Heard you will pay a lot for heat though. The pool and gym there is great.
50 Murray, 89 Murray, both big rental buildings. One is a converted office with an Equinox gym in it. The other is a new building part of a larger complex that includes high end condo plus big retail like Whole Foods and Bed, Bath & Beyond, and Barnes and Noble. I don't think either of them are from Rose, Rockrose, Related or Glenwood.
