williamsburg new development

I read either in this board or another that there are many new developments in Williamsburg and that they are not occupied/unsold. I did a search and found that a lot of them are three quarters sold at least and if not completely sold out. I wonder how much I can trust these figures which shows "Contract signed" on so many of the units. Im waiting for the right moment to buy and Im wondering if any further wait would be in vain.
