a good portion of that floorplan is in the basement, and the master doesn't seem to have a bath. otherwise it's peachy.

all yourz buddy, but in 2007 if this came up, I'd a shanked you to get ahead of the line for this....

Like I said, prime UWS trades at $500psf.... the quicker the better... but in no hurry... it's like just when I pulled the trigger for 997 TT, my desire line crossed the depreciation line.... now in NYC RE, we are talking a magnitude greater difference in when wife and I retire.... don't want to do any non-essential wealth transfers... that I'm keeping for my own gene pool... and heir and a spare...

w67th, one of the reasons I want to buy is to live a tangible asset to my kids. Do you think that owning in NYC with this idea makes sense?

mimi, that pre-supposes a lot on your part.... your dream is not your children's dreams IMHO. My son swears he wants to be a fisherman and dinosaur hunter (hence the 108 w 78th st), but WHO knows? where he ends up? me and the mrs., would like to own a nice place that they "want" to come and visit when we are old... .sorta use the carrot to bring the grandkids etc... NYC is great and who wouldn't take a "free" room for a few weeks in nyc.

But I am dead against just "handing" them everything except an education, but my wife has crazy maternal instincts and wouldn't dream of making them go thru our little nyc re bubble crap... so here we are.

What if you son becomes a crack addict or an unsavory kind a person, it happens to the best of them. So I say, make sure you focus on your marriage and your personal happiness... .the rest just falls into place w/ the kids (see I think Kate, should stop using her children to drive a wedge in her marriage, bf the kids it was just her and jon........

If all else fails, do the stiff arm to your kids and leave the $$$ to your grandkids.. by pass the Astor crap. Cheers!

OJ, $708psf on an ask... I think the sellers are thinking "crash", crap, holy bad timing bat man, where will it stop? : )

So you are saying $708 is the norm? If you run a quick SE search you will get an ask median psqft at $1,138 for UWS. So, what's your point w67th? Find a needle call it a haystack?

shouldn't you be changing diapers? and haven't you already bought and are comfortable w/ your choice? But alrighty.... herez the deal if you look for rental on UWS for under $40psf, you'll come up w/ 110 listings. On an all sales basis on UWS, you get 1,268 listings... w/ your quoted $1,106psf or 27x rental. Now let's say I "NEED" to buy, trades are happening if at all, 10% to 20% below last list. meaning "true mkt" at $884psf and we are fast approaching a second let down absent the artificial sub $1MM units (obamulus).... Cheers... I seek the future, don't give a damn about the current "ask" prices... comprendo?

w67th, my kids were born in NYC and really want to live there in the future. They are quite young, one in middle school and the other starting hs, but they are musicians already, and they want to study and work there...but you are right, who knows what will happening 10 years from now...I am thinking of a place as a safe investment for their future, though. My parents were hard working professionals, and bought my first apartment for me. I would love to leave some security for them. I don't see anything wrong with that...

W67: you think like my partner and I think like Mimi. I would fund their education, and set them up with a downpayment in a city of their choice, if they grow up to be responsible adults. One potential winkle, Mimi: I would set up the inheritance (if there is any) to be untouchable by daughters/sons-in-law.

As for the original apt, it's not a real full triplex. It's missing more than half the garden floor which causes huge issues with the floorplan. I don't think it would have gone for 2m+ at peak.

Dumps like that are a dime a dozen. Also doesn't seem to fit with your GM timeshare taste, which, as you know is trading briskly at $1500 per. Good luck with ALL THAT!

You can not think about what the kids will want. You have no idea and neither do they. If you can pay for their college education, a couple of years after they graduate they'll realize they have no debt and what that means: so much more freedom than their friends. I can't convince my mother to touch her "nest egg" because she's saving it for her old age (she's 89) or for her kids, all of whom are over 60 now. The hell with that. Die broke. If you play it right, your last check should bounce.

educate them, toughen them up, teach them to think for themselves and have strong mories. Kick their ass out of the nest and sit back and be amazed by their flying skills. Keep building that safty net and augmenting their adult lifestyle and be prepared to support them for the rest of your life. depends on what you want for your child.

falco, i don't agree entirely. i certainly want and expect a self-sufficient child (adult). but i also want one who can own a home without selling her soul. it may or may not be possible without assistance.

it's a form of freedom i can provide, and am willing to do so. i totally understand how many can't or won't, and depending on the child/adult some shouldn't. our own parents couldn't pay for our educations. i certainly wouldn't feel guilty if it weren't something i could provide, and if i wouldn't exchange my happiness for hers. but they can co-exist.

and as 10023 points out that sucker will be protected, as will be each and every cent we leave her.

trinityparent. tough to time dying broke these days. all that responsiblity that's being thrust upon us, we need to save enough to live to be 100, possibly without health insurance. sadly, with that and life insurance policies, we are likely to have extra if we have enough. "your last check should bounce." that could be in a Russo novel, and i mean that as a compliment.

but there is a middle ground, or a solid ground for some. your mother should definitely touch that nest egg at this point. unless it makes her happier to save it for others. live richly.

trinityparent-,my mother always said "you will not have to PAY for my care, I would like you to "OVERSEE " my care, and she was absolutely right!! She stayed in her own home, with 24 hour care, and yes, she left me a nest egg, but, when you read about people depleting all their funds to take care of aging parents, she gave me an incredible gift.but I also saw that overseeing care wss major. But, my mother was an incrdibly smart woman.

And yes, care in old age costs a hell of a lot - so your parent is still watching out for you, even if you don't realize it.
