How much will you REALLY be paying in taxes once the abatement ends?

Taxes eventually going up from $400/month? I dunno if I care, as I pay $5,000/month now, I am sure it will still be quite a bit less.

It's not the money that matters (I still think it is overpriced despite the $7m price reductions), I am curious as to what SE'ers see as the benefits and drawbacks for the place.

WAAAY overpriced.

For that kind of money, you can get an entire brownstone with twice as much square footage just about anywhere in Manhattan.

397 west 12th is totally raw space, add another $500k to $1 million to build it out) and doesn't have really usable outdoor space, which is a requirement for me. it is 50% bigger and the 2 floor layout is better than 3 floors, though. but no 2 car garage (not a requirement but sure would be nice).

I have seen the space! It is unbelievable. Great views, light,air,finishes, private 2 car garage, great roof with protected river views. Does not compare to townhouses at W12 and certainly does not compare to any landlocked townhouse not near the river.

Also at W12 how can you do quality finishes for $500,000- $1,000,000 on 6100 square feet. Do you realize that is $80-150 per square foot. Quality finishes and ammenities on Charles easily run $250-$500 per foot.

It's probably worth around $2k/foot ($8m) or so. Don't think price is that far off for your own parking, protected river views, triplex, & stunning interior design. Go for it!

The views are nice but angled, since one of the Meier buildings is between the building and the Hudson. And the layout is not perfect, where would you put a TV? Living room? Turn the "Yoga Room" into a family room? Then you are left with just 2 real bedrooms.

And I wonder what is going on with the maintenance since 2 of the units were in bankruptcy. Though those units are no longer on market, perhaps they were sold.
