I'm willing to spend up to $75,000 for the year. Any suggestions on the premium buildings with 1 bedrooms? Must be willing to have a multiple year lease at my option. Thanks

That's a nice budget, but you can't get a co-op sublease that will be guaranteed for multiple years, so your choices are going to be rental buildings and townhouses.
If it's townhouses, there's a cute two-bedroom on West Tenth Street that I think one of my clients will be moving out of, but there's no doorman. In general, all that adorable Village inventory is going to be doorman-less.
If it's a rental building my pick would be Barclay Tower. Neighborhood is eh, but you'll pay around $4K for a one-bedroom in a full amenity building, and the views will be spectacular.

i'm almost w/o speech - why spend 75K on a one bed? You can spend alot less and get a vn apt.
