Staggering increase in post labor day inventory

I think the number is around 250, according to UD. Sure am glad I bought what I did, when I did. I see nothing to get excited about out there. My 25 day one man mini reno marathon is complete and moving day is today. The super ugly, dated, dirty apartment I bought is now gleaming, fresh and inviting. All doors, moldings, paint, electrical, walk-in closet built-ins, terrace planters, and on and on, are done! Kitchen is after the holidays, bathrooms after that. Now, my wireless router is about to get thrown into a box. Happy hunting, see y'all later.

Wow! You're going to live in the apartment while doing the kitchen and baths? That's very brave. Did your contractor try to talk you out of it? I agree that the post-LD inventory has been really disappointing. Not sure if there will be a huge post-Yom Kipur flood of product but I'm pretty surprised at how little I'd even want to look at.

W81 - the mirror is in and looks terrific. Thanks again for the recommendation.

noposition - i'm abnormal.. and the contractor. As it is I'll be sending mom and daughter away for a week for the kitchen. For the baths I'll do one at a time. Done it more times than I care to remember and really not that bad when you're doing it all yourself. For the kitchen I'll sub out the demo work and have the cabinets here ahead of time.

I'm surprised by the lack of new inventory this September - and disappointed. I saw lots more interesting properties last Spring.

Will be interesting to see what's been happening to Manhattan prices over the summer months...very soon.

opheus12 - we'll have to see on the board. My wife is an architect and I've built a few houses. Our proposal will be detailed and professional. Most of what I'm doing is replacing flooring, cabinets and fixtures. No walls, electrical or plumbing changes -it's partly why we bought what we bought. If they want me to have a license and insurance I'm prepared to do that.
