As you know...over the summer i made a low ball bid and it was accepted after a few weeks(but i didnt take it).....i also saw other properties and sellers looked 'desperate'......NOW.....i started looking again and found a nice place...made a low ball bid....and it was FLATLY rejected....Im getting the sense that sellers are regaining confidence...although not sure if they should....but ive also noted a few properties that i liked which were posted on streeteasy....and they sold in the last few weeks......NOT SURE WHATS HAPPENING....but felt as a buyer i had the upper hand for only a few months :( Damn that economic recovery!!!!!!!!

Charles Lane (not exactly, but close), Washington Mews (between Washington Sq North and 8th St) and Greenwich Mews (the "new construction" townhouses on Greenwich St), Patchin Place (West 10th just West of 6th Ave.) Maybe more, that's just off the top of my head.

It was on the market a number of years ago. I don't remember being particulary impressed with the interior. OTOH, there was/is this house on East ?17?th Street between 3rd and Irving on the North side of the street which I had always been curious to see the inside of (has HUGE arched windows - like 1.5 stories tall) but driving by the other day it looks likes it's been turned into a restaurant?

If I'm remembering correctly, Donald Trump was supposed to keep a penthouse unit in the Gulf and Western building, but changed his mind after breaking up with Marla maples and put it on the market and I remember being particularly unimpressed: it had a huge livingroom with great views, but aside from that.... feh. I think it's the same apartment that got foreclosed on ("There are no foreclosures in Manhttan") from the guy that bought it (some Italian film producer? director?).
I agree with AR here: most of the product in Manhattan blows. Nothing says multi-million dollar apartment like through the wall air conditioning.
Is there a small-unit air conditioning mafia in this town? Are there no quality HVAC engineers working on this new construction? Perhaps ductwork is prohibitively expensive in this town?
An agent once tried to tell me it was like that all through the Northeast because the summers are so short. I have difficulty hiding my contempt for the stupids, so I rolled my eyes, but I think they were too high to notice.
Skinny - you have to remember that the TRULY PREMIER multi-million dollar apartments are the pre-war coops - (ok. there is 15 CPW) some do ductwork above the 9' ceilings - but for others, it is the through the wall a/c. And those are the %10MM apts.
