28 units in this building, I've looked at it and liked a few things. But I have to wonder why 8 units since 2008 have sold or are up for sale?

Wow they've done some really cool things with that building. I had friends there in jhs/hs and it was, like the build\']ing I grew up in, more like a tenament with an elevator than any kind of luxury house.
I still think the units on sale are way overpriced. Over $1MM for a 2/1? In a non-doorman building? (The one unit that is below the million mark I suspect is unrenovated). These prices could fly in 2007-08 but not now.

Seems a lot of the better buildings, this being a bit shy of it, but 299 W 12, 302 W 12, 59 W 12 are seeing more listings. They haven't been hit with price declines that much, some are still listing for $2000 psf. A lot are nicely renovated.

But, I think that there seems to be a flood of owners who think they better get to selling soon. And although owning in some of these buildings might be once in a lifetime opportunities, the prices aren't once in a lifetime prices, and therefore we might see starting now some long listing periods. There are only so many people who want to spend $1.5 million for 800 square feet.
