Manhattan avg. price-per-square-foot below $1,000/sf

Does anyone know what the average price per square foot is on a one bedroom in a coop vs a condo in Chelsea?

FWIW, one-bedroom asking prices in Chelsea, per SE:

Condos: Median price: $1,225,000 Median size: 973 ft² Median price per ft²: $1,238

Co-ops: Median price: $675,000 Median size: 770 ft² Median price per ft²: $916

But note the condo medians are very much skewed upwards by 100 Eleventh Ave. Really need to dump to a spreadsheet and weed out outliers, etc.

The nice thing about a median is that a big outlier only counts as much as a small outlier.

Of course, if half of the sample is from one building, that could skew...
