I like "windowed bathroom in bedroom #3 is currently configured as a closet".
But penthouses without terraces make me sad.
This is a land lease building where, if I'm not mistaken, the owner of the land is the Greek Orthodox Church (right next door). If you look at the other listing for this building you will find all the residences have significant CC. There is a Ph triplex in this building that's even bigger that has, in the recent past, been prices the same. Tuff to find a buyer who wants to attach themselves to such a significant monthly bill. This a nice block...if your in love with the place.
Yes, and it gets messier. The diocese formed the condo. The condo consists of two units, one for the church and one for residential. Instead of selling the residential unit to a co-op, as is the case with most cond-ops, the church retained ownership of both units and leased the residential unit to the co-op.
That was in 1987, a big-bucks year, so the diocese must've made out well. Don't know the terms of the lease, but the co-op is carrying a $7.5M mortgage. Quite a bit for <150 apartments.

What do you think the market rent on this apartment would be? $6275 (the maintenance cost) strikes me as higher than even the rental value, given the location.
