It is on a semi private looping road called Rawson Estates but this house is no estate. At half the size of all the other listings (2600 interior feet) on Rawson rd and furthest distance from the bay than all the other houses.
With the exception of the master bedroom, the other bedrooms are tiny (basically just room for a bed).
A serviceable but small kitchen as well.
A fairly large but unfinished basement may possibly have room for bedrooms but it is raw.
The ask is quite high for the size of the home and the comparable homes for sale on the block.
Estate planning in 2007(peak) seemed to value the house at 1,200,000 which even then seems high.
Can't imagine anyone paying over 900K for this house today.
A far cry from it's 1,675,000 asking price of which you could probably get one of the other houses on Rawson for which are double in size.

I think 1.675mio for that ho-hum location is delusional, especially in this market. And from what I can tell, all the homeowners did to update this place was to put in granite countertops. Everything else still appears to be vintage Home Depot original. Even the Zillow Zestimate is at 1.34mio, and I generally have found that Zestimates vs. actual sales prices are approximately 10% higher. So I suspect that a more realistic valuation on that place would be around 1.2mio. But given the dated/cheap finishes, I think there is additional downward negotiating to be done...

Heiji agrees..The Zillow numbers have recently also become Destabilized ..Deals are going off at 25-45%
off the mark lower ... Im not sure why but suspect there are so few sales now and those happening are homes in mint-like condition which push zillow comps higher for Sq footage,lot size etc..
