sweet place--nutty price

7 large seems about right---depending on the urgency of the sale
might need to sit for a bit to command more than 7

Somebody didn't get the memo that $15 million for townhouses without elevators is so yesterday.

So they paid $7m, put in what, $2m or so in renovations? And then tack on another $6m for profit?

I think they will be lucky to get their unrenovated price.

Anytime they list a gut reno for rental you know they're strapped for cash since renting it out will negatively impact value. They'll be lucky to get $25-30K / month rent.

Time for a price chop...and the rental is still available so you know they're hurting on cash flow...

$1mm price chop. Try $5-6mm chop to start getting nibbles. And it still hasn't rented. Carrying costs are not helping the situation. Very pretty house though.

I wonder how much and when this place will sell for once potential buyers find out Strauss-Kahn rented the place out at 50K/month for a couple months.

lol yeh i was wondering would the increase/decrease or have no effect on the price?

based on the news reports this morning apparently it's been a rental for a while, when you look at it on Google maps looks like someone picked up a dump and is happy to wait for the market to meet their overpriced selling point
