can someone explain or give me some insight on this sale? this just doesn't make any sense? also anyone know the actual closing price?

They bought it for $3.7m, fixed it up, tried to get $10m, failed, sold for $7.25m 9/21/2009.

i thought it was a distressed sale, and i was surprised that it sold the way it did so close to the asking price.

i saw this house when it was on the market before, and i saw it post-renovation. i don't like what they did to it, but there is no doubt that it was an enormously costly renovation--at least a $2 million job, and could have been $3. so while it is impressive that they got it sold, i don't think they made a killing on this deal.

modern, how extensive was the reno? That's quite a markup, and even with $7.25m, sounds like they made out like bandits.

Yeah, I missed the boat on this one. I thought that it was a good deal for a wreck. Reno could have been 1m or 2m, depending on whether they GC-ed it themselves.
