Nothing. But small, unexceptional Classic 6es out of zone for 199/87 seem to be trading in the low 1s these days.
zone means school?
PS 166 isn't bad. Know people who teach there and send their kids there.
UWSer: so far, I have not detected a premium for PS-166 zoned properties. Not saying that PS166 isn't desirable. Just that the market has not paid up for it.
I would also add: it's very small for a classic six--they admit to 1450 square feet. I have a feeling it is a back-facing apartment, which means it may be dark. It's in estate condition. And it has a strange layout--all the rooms lined up in a row.
Look at comps in the same building. 11C--in better condition, on a high floor, much larger, and with a better layout--sold recently for under $1.5. 5C--more sun, better condition, better layout, and much larger--went into contract with a final asking price of $1.25; we don't know what it closed for. So I think the asking price is still a bit rich on this one. Given the condition issues I think it will trade between 1 and 1.1.
