My prediction....It's gonna be one heck of an active weekend. The market is just sizzling along. Prices in one of my buildings for studios are up about 8% since Labor Day. The dwindling longtime diehard bears who are STILL holding out must be getting pretty anxious.

Of course, still crickets from him on the market report numbers. He doesn't like facts, just hearsay.

Yes, I have a buyer question: I would like to buy in Manhatan but have a pretty good rental in a great neighborhood for much less than it would cost to buy a crappier place in a worse neighborhood at today's prices. So should I wait until 2013 or will all the broker recovery hype be over by 2012?

Key word above is 'artists'. Sometimes bullshit is our medium other times truth...keep reading and you will see the difference. Helps to be an art lover....in any medium.

I just use Fsteve. Seems to sum it up nicely. Don't take too much offense fsteve, fwiw I like sex. ;). Doesn't everyone? Seriously the two things nycers love more than anytime is to score on real estate and a distant second, sex? Or does one lead from the other. -smirking-

From sex to real estate? Open up a window in that home office, things are getting stuffy in there. Now I know I'm stepp'in over the line but, the problem with working at home during the day with the kids at school and the wife at work is the alure of easy access to internet porn. I'm not saying you have a problem but, if you playing with fire (or what ever it's name is) your gonna wanna limit the frequency and intensity if for no other reason than for insurance purposes. As a cautionary note, I had a friend that went blind this way.

Have no fear... I've a pretty good routine going... and it involves NOT being in the apt if and all possible.... gym, lunch w/ attornyr/accountant/Commercial RE broker/old banker buddies.... get on boat to fix crap and if I have some time.. a mini bucket of balls or golftec.... this is besides the myriad of mommy duties i take on to allow my wife to run nyc marathon and run a full practice.... but the magic of spending only 10% on housing....

NYCers should try it...
