Neighborhoods within UWS

Is school an issue? Out of the 3 locations, my pick would be 78th.

I agree with 10023 (as usual), especially now that the worst of the construction at Linden78 is done. There's some noise from the comedy club, but the line outside goes toward Broadway, so buildings up the block like 210 and 215 aren't affected too much.

This one's WAY easy - 78th for sure. 72 that far west is enhh in my opinion, and too far from the park. 87 b/w Columbus/Amsterdam is near the "projects". 78 you will be near sooooo many things: Zabar's, Fairway, Nat. Hist. Museum, JCC, Central Park, Riverside Parke, all the restaurants on Broadway/Amsterdam/Columbus, and 1 train is right there. If apartments are equal to you, 78th for sure.

Long time uws'er here. I'd go with 78th street too. It's the best centrally located apartment & a pretty quiet block, though it feels dark/narrow then most. I lived on WE in the low 70s & that block on 72nd has always just felt very desolate to me (and it is crazy windy in the the winter!), even though it is convenient to Riverside Park. It's most convenient to the express train though if that is a concern. I also only like up to 86th Street in general so I wouldn't like 87th.

Assuming you have a handle on the school issue if relevant to you, I would rank them in the order you have. Have lived at 77th & B'way and 88th (closer to WEA though) and would give a slight edge to the 78th option.

If public school matters, 78th st is best, hands down. And if the Tudor style is your sort of thing, the 2nd floor 3BR apartment at 210 West 78th looks pretty attractive. 87th between Columbus and Amsterdam would be my second choice (some very nice single family THs on the Columbus side of the block), but it gets a bit grubby as you approach Amsterdam. There have been a number of 2/3BR SoNY sponsor units that have been sitting on the market for quite some time near Amsterdam - I wouldn't touch those unless the price hit rock bottom. 72nd St would be #3 for me.

wow, what a resounding choice it is. however, the 72nd is in the ps199 school district, is that a superior choice to 78 st?

78th is zoned for PS 87 right? They are both excellent schools & I know people who have kids at both and are happy. I think 199 may be more overcrowded, however.

too bad 78th St isn't one block east, still it's closer to things than 72nd that far west. I agree w/ 78, then 72, then 87. We just moved 10 blocks north to 86 and while its a perfectly nice neighborhood, i much prefer to be a little more south. amsterdam really isn't so great north of 86, but it isn't terrible. My impression was that one might want PS87 over PS199 but that's just from picking up tidbits here and there. I'm far from knowledgeable about UWS public schools.

I have lived very close to two of the three locations, and came close to buying on 87th bet. Amsterdam & Columbus. W87 is a charming block, though it is anchored on the Amsterdam side by an ugly (Mitchell Lama? project?) building, and the Columbus side isn't attractive either.

Linden is an eyesore, it looked SO much better in the renderings, it's almost criminal. I almost forgave it the destruction of a townhouse, but I take it back now. Not to mention the awful "cantilevering" over that building on Bway (rumored to be the site of a happy endings massage place).

It's a tossup between 87 & 199 - both will have to consider capping classes in the future. Neither raises as much money as the downtown schools or PS6 (I was very surprised by this and am working this). It's an ongoing debate as to why PS87's ELA scores are better than 199 (if that was your metric for school quality).

PS 87 is typically more desirable and less crowded than 199. Also on a much nicer block.

FYI, I think Center School moved from PS199, so there is much more room now.

It depends on who you talk to. greatschools.net gives PS199 a 10 and PS87 a 9.
Both are great schools apparently.

It is in our interest to say that both PS87 & PS199 are extremely crowded - how else are we going to get the DOE to "incubate" a new school in the area.
