Discussion about 161 West 75th Street #10F
Ok, what's wrong with this apartment? It looks like a good deal. Lots of light, well-proportioned rooms. Washer-dryer. Big kitchen. Is it that $200 additional maintenance for the next 3 years? Because the maintenance doesn't seem that unreasonable to begin with.

It's almost 1.2 million for a smallish 2-bedroom apt. Granted, good location but why pay close to 1.2m for this when you can maybe snag a 6 room for a hundred thousand more?

It's asking more than $200k more than an apt on the 2nd floor with the same footprint (though without the second bathroom added in) was earlier in Spring. Seems a bit expensive in comparison.

But if you assume that the asking price is just that, asking, and that the may will be 20% (or more) less, it then brings it down to a decent level for a 2/2 in that location, no?

Begs the question of what is decent. The trouble with a 2/2 is that most families outgrow them, leading me to think that there will always be a good supply of these on the market. It's not a special building, okay location for UWS. Instead of this, if I were a buyer in the 1.2-1.3 range, I would see if I could get a classic 6 for that (see the C6 listing at 125W76).

nyc10023 - but the w 76th street maid's room is only 6' wide (which I guess could still work for a child's room) and it is difficult to turn the dining room into the third bedroom because access to the kitchen would be through that bedroom.

Also, the price point could be very different - the 2/2 might well go for under $1MM, whereas the classic 6 might still go for over $1MM.

Losing some of the DR space to hallway doesn't seem like a big deal to me. It's 15X11 now, so making it 12.5 X 11 not a big deal. Ask is just that, so it will be interesting to see what both units go for.

Agreed that it seems about 20% overpriced. If it reflects seller's actual expectations, this could turn into a classic price-choppers apt. I'm guessing they'll get some offers just under $1m now and if they wait, may end up selling (if at all) for closer to $900k in 6-12 months.

I see 125 W76 but man are those ceilings low. What nyc10023 has to say seems to make sense that there is a constant supply of smallish 2 bedrooms.

Could you put a powder room where the w/d is since it is already "wet"? I would hate to give up a w/d but having guests going through the bedroooms to use the facilities would be worse.
