I say lower, Shake Shack (77/columbus)UWS..............shake on it!
It's not like I have any real idea, just like the idea of having to eat hamburgers (a food outlawed in my house).

We should do a group vote. The losers pay for the winners. Absent an explosion in the Chinese debt markets or eastern Europe i'm saying higher. And you just can't time catastrophe so I'm not betting against you.

ar - that what I was meaning to put forward in original post but a kid walked in demanding attention & I had to post hastily. No theories necessary ("though of course welcome) no other conditions, no qualifications or caveats. Not relative performance ('cause I can't eat it) - just up or down from today's close. If nothing else it might be an interesting way to measure short term - sentiment.

Don't try to sucker me into a double-or-nothing bet. Like a stopped clock, you're bound to be right eventually.

I'm going to say down. Because if it is up, I'll happily buy everyone a round of burgers at SS. If it is down, I will be poorer, so it's a win-win for me.

Now, if you were to quote a point spread for the two B-line listings in the building we keep coming back to, THAT's a bet that might recoup the burger you owe me.

$1,000,000 for 5 floors an a renovation job that looks pretty nice but not all that and a bag of chips. Maintenances similar enough not to matter - no question 10 was priced looking at lower floor (5?) - Lisa knows her stuff. If it were be doing to buying I would want the oppt'y to do the work and capture some value - not sure which one is priced incorrectly, but it does strike me that $1mn is too wide a gap.

LP: you really are 86th-focused.

More building centric than 86th street centric although it is the crosstown the kids go to school thru so from that standpoint it would be more convenient than where we are now. But 151/161 just suit us for a lot of reasons. On the smaller side, unpretentious, nice staff from what I can tell. Good apartment/elevator ratio (big peeve due to current conditions) and - at least to my mind, the "A" line is an apartment with great potential. 8A is for me the one that got away so far. But like that girl in high school or college, I'm better off now than I would have been . . .

I say down, with all the pain of my heart...if not at the end of the year, maybe by february or march. The fundamentals don't seem too solid. I didn't sell or buy through the downturn, I preferred to stay put, and as much as the market is up, my portfolio is still 25% down. I don't think it will recover the losses before 5 years. I am strange blend of a pessimist and an optimist. I am hopeful enough to consider spending over 1m in Harlem....(yes, crazy, I know) but I am prepared for another wave of bad news...

I don't think there is enough time between now and the end of the year for disaster, and the record profits and bonuses - just the announcement of them - I would think would put pressure in one direction.
