Inventory Up 30% in 16 days?

Streeteasy's 3Q report indicated a Manhattan listing high of 11,800 in 5/09 and 10,163 as of 9/09. Now, today, 10-16-09 there are 13,051? What is going on?
every day I get 12 additional units in my "likey" list and 2 "in contract"... expand that to all mkts and 90 days... and POOF! 30% bump in inventory.
Ya ain't seen nuthing yet.... IMHO

I think what's happening is that lot of sellers took properties off the market or simply waited out the summer. If you look at the charts, inventory is beginning to creep back up. Might be a while before we see 11k again, but there has definitely been a bump in the past month or so.
i'm not sure about UDs numbers. not to malign him or them, but he's working on a new system and i believe he doesn't feel like paying to fix the glitches in the old system. but i don't know if there's a problem with the new inventory numbers. i noticed some weird discrepancies a couple of months ago.
within SEs system if a property was removed and then relisted within a certain time period it gets the longer time on the market figure. i think that may do something to the numbers reporting.
you should probably be using SEs number but add the filter for has address, and compare that over time. but maybe UD will tell me that i'm wrong, this is just a best guess.
the se widget for urbandigs has the following simple rules:
manhattan only
must have exact address
duplicates removed
no open listings
coops, condos, townhouses only
I am working on a new system, but will have to wait 2-3 more months to launch it. accuracy is main goal.
Ok so all the victory laps that bulls took on the absense of a post-Labor Day bump in all likelihood is BULLSHIT? Brace for next leg down.
No idea what the original poster is talking about. The Streeteasy number for all listings, with addresses, currently not already in contract is 9483. That is essentially the same number as Urbandigs currently has. Simply put, there is no 30% jump in inventory miraculously discovered by the OP. More like an increase of under 200 in the last 16 days.
kyle: OP is looking at something different...streeteasy...hit the for sale tab...click on all manhattan..it says 13,051
what's up with that number? Includes other types of property? prehaps the many double listings?
includes, as kw pointed out, listings in contract. that's the majority of the discrepancy.
glad somebody brought this topic up - i have just recently started noticing a lot of "in contract" units popping up in my generic searches, when it seemed they used to get omitted. (not 100% sure this is a brand new problem, but i never remember having the problem until the last week or so.)
Maybe Street Easy will provide the correct answer!
Just include listing status in your search parameters.
