Terrace apt on 5th Avenue - what's the catch?

While still unafordable for us (a bit due to price, mainly due to 50% down), I was shocked compared to much, much higher prices I am used to seeing on 5th Avenue. Is condition the issue? Lack of park views? What am I missing? Thanks.
It's two buildings on 83rd and 84th, with garden in between, and only the lobby on Fifth. Fifth but not really Fifth.
Standard 1950s-1960s layouts you'd see further east, a tad high-end in that the living rooms are a foot or two wider than the usual 12'.
Sort of like a Ph.D. who uses the title "Doctor" but then is always saying "Not that kind of doctor."
