Choppy, poorly-designed floorplans with no living rooms (it appears they want people to "live" in oversized kitchens).

Location is perfect if you have a car. Otherwise you'll be spending half your life schlepping eastward to civilization -- a minimum nine block walk to the nearest subway.

The condo declaration was just filed on Friday.

There's an 11,500 sf duplex with 10% of the PCI. Don't know how they'll unload a clunker like that.

The paragraph describing how unit size is determined is pretty standard, but ends with something I haven't seen in these declarations: "As is customary in New York City, these square foot areas exceed the useable floor area of each Unit."

that's why it's my custom to bring a fucbing tape measure, and offer to insert it in the broker if they dont like it

In ACRIS (http://home2.nyc.gov/html/dof/html/jump/acris.shtml) an address search on 100 11th Ave turns up block 691, lot 11. A parcel search on that will turn up the declaration.
