Help me calculate square feet!

I'm trying to calculate square feet from this floor plan but running into trouble...care to help? I need seperate measures for the top and bottom floors (seperate) It lists as 1250 sq/ft but, I,m missing a lot of feet. None of you expert sq/ft mavens have a second to give this a try?

I'd say 740sf at street level and 525sf downstairs, but that double count the stairs, so 1,200sf?

1297 actual, 1196 useable.
