Discussion about 21 East 22nd Street #6B
Is this the apartment on open house where Babs kicked it's ass...price wise?

I thought all of Bev's self-inflicted wounds came from 210 E 80th.

Sorry, misread, now I see it, Babs. Not Bev.

falcogold1: I think it is. The wall of cabinets seems familiar.

Okay. A million bucks for an apartment with no window in the "bedroom"? I realize it was a bubble, but what were people thinking?

It's also 1,080 sf at the very most. It feels like top of the bubble pricing. Even 995k would be aggressive.

How does someone have the balls to quote a perfect rectangle 200 above actual. 39*26. I hate people.

I did a search, there are quite a few 1br in contract between 1.05 and 1.25M, however most are really old contracts signed in 2007 or 2008 in conversions or new buildings. There is the occasional recent contract, for outliers such as penthouse 1br with private roofdecks and the like.
It's fair to say that even your beautiful top of the line everything 1br coop will NOT fetch $1.2M in this market (even if it sold for $1.28M 2 years ago.)

And there is no window in the "bedroom"...so legally, it is just a really big studio
