How is the Murray Hill rental market holding up?

Where do you think the 2br, 2 bath walkup units are going for these days? The Manhattan Rental Market Report shows these units dropping in price every month.

I've seen a couple at $2500 at the lower end. You'll probably need to pay $3k for something not creepy.

This is not scientific at all, but my feeling is that the least-desirable units in buildings are ready to deal. I saw a 2BR/1BR (sorry - not quite your specs), with very small 2nd BR, 1940s prewar building with doorman at $3600 with others in bldg at $3700 to $3800. Very good condition, new kitchen.

All had iffy-to-no views, but good building.

Oh, forgot to say: was shown units by broker but bldg paid fee. I definitely think there was room for negotiating down a bit on price.
