This board is populated, it seems, mainly be people interested in Manhattan real estate. Prices have come down in Manhattan, but it seems just lately that any price chopping has happened. Have been following the market in Qns, some areas of Bkyn and upper manhattan -- Queens seems to have just started the chopping in earnest. I've been following the most exclusive & expensive nabe in Queens - Forest Hills GARDENS. On the two recent "regional sales" in NY Times:
This week: 5bd 3.5 bth, asking 1.25M, sold for 980k;

Last year, even townhouse next to the LIRR track was about 1 M ...
those are decent chops. do you use redfin.com? i like who they organize/show listings and a perk of MLS system - you can track how long on the market et al.

I followed LIC peripherally as I thought the pricing was outrageous. Have any price chops to share?
Here's another building - we looked out the Crown Hts / Prospect Lefferts Area and this building, a recent conversion is doing very poorly now. According to ACRIS they've had a City sale now - tax liens. It seems all remaining apts have been de-listed.

Thanks for the post Tandare. have you seen any significant price decreases in Astoria? Im looking to possibly buy but havent seen big enough price reductions to fit my budget.

First I'd have to be drugged & boozed, and I don't partake.
kevin5 - I have seen some priced reductions in Astoria, but I think that Astoria was slower in new buildings, and existing ones seem to have more chops.
Mpan - How can anyone have thought that pricing 'strategy' made sense?
