Discussion about
I am looking at an apt In this building (230 WEA at 70th St) and am curious if anyone has opinions on it (location, value, etc). Thanks
Yeah,
It's going LOWER
Thoughts:
It's the most southerly prewar building on WEA. So the views aren't great and you're surrounded by Lincoln Towers and further off, the Trump Towers. The facade is a very pleasant orange brick, that is comparatively rare on WEA, and you get more sun on the S. side than you normally would because 70th is a wide street, and it's one-way, so traffic/noise isn't bad at all. Not as quiet as upper WEA, but noise is not a problem other than 4-6pm in the afternoon. You're not far from the subway entrance at 71st, and you escape the wind tunnel effect of 70th W. of WEA. Okay, so bottom line about location - not bad. Also, you're zoned for PS199 and not likely to be zoned out.
From what I've seen of the building at OHs, the building is well-maintained. The floorplans are VERY awkward in general, I'm not sure that the 2brs were designed as 2brs, so the flow is awkward as is utilization of space. The best use of space I've seen is the CD combination (not perfect, but not bad). Mtce is a touch high, as well.
