Prospect Heights apt short term

http://www.corcoran.com/property/listing.aspx?Region=NYC&listingid=1547137 Looking for opinions on the relative short term value/safety of this neighborhood and building. Not a long debate about the insanity of buying for the short term in this market, but if i intend to stay for ~5 years, is this a relatively decent bet to not plunge too badly? Of course, expert guesses on a good "fair" price are welcome. My thought is that its 50k too high.

the location is very good. there are plenty of things that have started and opened on Vanderbilt Avenue recently.

the price seems to be from the park slope side of plaza street though. your assessment is accurate.

this area will hold value due to the openings of bars and restaurants and the convenience to transit and the slope.

Any opinions as to 1 Plaza West - across the plaza - stellar views. Is the building old/tired? There does not seem to be any real availability further south on PPW - values seem "safer" there.

I'm not terribly familiar with the differences on Plaza St itself. Clearly there is a more desirable side of the park to be on, but is the apt that much less likely to hold its value where it is? I'd say 360.
