Discussion about 1600 Broadway on The Square at 1600 Broadway in Midtown
I was tracking the auction and the Jr 4 almost 900 sf sold for 825 plus whatever fees the auctioneers demanded. I believe there were no dees on htis one there were fees on a bankruptcy at Museum Towers that sold for 1.15 1200 sf oversized 1 bedroom 1.5 ba on a high floor inclusive of furniture. I see htat Atco priced the new listing that started out at 1.2 down to high 800's. Are they stupid it took them 6 months to reduce this apartment. I am shocked they are supposed to be professional. Someone should tell them that there is a recession out there and new construction at most should be 1000 a sf on condos. This building was buillt in ht e90's and has no tax abatements so if they really want to sell they should be at 850,000. Then they would get some action.Actually the new price isn't bad is it 879,000 after 3 reductions who is the BROKER????? They should give me the listing at the right price I can sell in 30 days. This building attracts only certain people because it is in hte middle of Times Square. The apt I sold at the auction to my client had views of the flashing signs, My client was European and loved it. Greenpropertyny 917 7101913 [less]

I apologize to the broker sales agent sometimes its the sellers stubborness but we must get beyond that as professionals and convince the sellers by showing comps etc not by holding an apartment 6 months and reducing it 3 times. Its better to take it off te market for awhile and come back at a realistic price.
Hope this makes sense to you out there

Omg. They eat their OWN!!!
I agree with Audey Broker. The job of a broker to day ois to price the property where it will get action. This apt is not a real 2 bedroom 2 bathroom it is a one bedroom home office 1 bath and has a terrace if I recall. I was active in hte building when it was built and am surprised that the sellers are asking for so much there are any new buildings in htat hood w tax abatements like Platinum, Orion etc

I know this was four years ago, but you gotta love "Audrey Broker" forgetting to log out of her real account and into her fake account before spewing BS to give herself credibility.
