Anybody have any thoughts on this building? Common charges are low ($0.65/sq foot); good location and prices seem reasonable (for NY).

they don't list the taxes, but it looks to be a bit north of $1/SF, see below listing:

what is the deal with this building? 67 apartments and counting streeteasy's data shows a grand total of 16 have closed since sales began in May '07. How is this developer not in foreclosure?

For a second, I thought this was the bulding that the Iranian governmwnt secretly owned. But that building is 650 Fifth Avenue.

wow they just switched brokers for the second time and didn't drop the crazy prices. does the developer just want this project to fail? then the strategy is working.

Ridiculous! I see the same 3 units lit up every night. Must be verrrrrry quiet in the hallways and lobby of this puppy. They should just cut prices and end the suffering.

the odd thing is the last set of brokers were like "offer anything" "the developer will accept 20 to 25 percent below ask" i don't understand why they think making that public by chopping the prices wouldn't help them.

if the building is of interest to you do some acris homework.
Looks like K lines in the building closings are at an average 1000 per sq ft.

The high asks are left for the wandering euro who missed the spring street stop.

http://curbed.com/archives/2009/10/21/chelsea_loft_building_transforms_intochelsea_loft_building.php#more

Back in the bubblicious glory days, the condo conversion of Chelsea's very lovely 650 Sixth Avenue was greeted by a Michael Shvo marketing blitz proclaiming "white-box gallery living" and appearances on totally awesome reality shows. But the uber-luxe home-as-art-gallery thing kind of fell out of favor once Wall Street died, and Shvo eventually got ousted for Corcoran. Now there's been another brokerage switch, and the 67-unit 650 Sixth Avenue (~30% sold) is in the able hands of luxury real estate ninja Leonard Steinberg and his merry band. Oops, did we say 650 Sixth Avenue?

We meant 50 West 20th Street, which the building is now going by. Hey, if you're asking $1,400/sqft and up, is a Sixth Avenue address really going to cut it? But the new look goes beyond a simple numbers game. Steinberg tell us, "The white boxes have officially become homes! Now with softer lighting, furniture, life..." Check out the gallery above, showing off this strange "life" concept.

first they try changing the address to 50 west 20th and now they are renaming it "The Cammeyer". I guess that is marketing? Good luck Core. Are they the fourth broker team on this building now?
