Tribeca - washer-dryer in-unit, plus 2nd bedroom converted - what are they worth to you?

Hello everyone - I am the owner of a 800 square foot condo in Tribeca, and wanted to ask your opinion on 2 possible issues. Trying to gauge approximately how much more rent per month I could get if I did either of the following:
- Installed washer-dryer in unit (FYI - there is laundry in the basement, plus a 24 hour doorman can accept laundry deliveries)
- Installing a good 'temporary' wall to convert a 100 square foot big-windowed dining room into a second bedroom - would also create good closet in bedroom.
The unit is in an established condo building in Tribeca, and is 800+ square feet with one bedroom and 4 existing closets (including walk-in in current bedroom). I am considering these additions to possibly tap the market that wants a small 2 bedroom (for example, couple recently had a baby) in a doorman building and that considers a washer-dryer a necessity. Also the building is in the desirable Tribeca school zones.
Current configuration of apartment is a large one bedroom, with very generous living room/dining room, with open renovated kitchen. In this current market, I believe that I could get approximately $3000 per month in rent for the current configuration. What do you think the changes above would yield? I'd like to maximize the rent.

PS 'Real' 2 bedrooms in my building with 2 bathrooms and total approximate square footage of 1100-1200 square feet are currently offered for rent for $4300-$4700 on streeteasy.

Most one bedrooms in new construction are 700 square feet or lower. 100 feet more for the bedroom.... that actually sounds right.
PS 'Real' 2 bedrooms in my building with 2 bathrooms and total approximate square footage of 1100-1200 square feet are currently offered for rent for $4300-$4700 on streeteasy.
