I'm comparing 2 bedroom coops/condos against each other and some have 2 bathrooms rather than 1 bathroom. All things being equal, what is the economic value of that extra bathroom? Makes it easier to sublet or maybe not depending on board policy... Higher resale value? Is it worth 5k or 50k or 75K?????
I think you need to provide us with the price of the unit. If it is a $900K unit vs. a $2M unit, I think the answer will be different. You also need to say how big/nice it will be to get a good answer. As an example though, when when we looked at 2 bedroom condos a year ago, the 2 bath units seemed to be at least $25K more assuming all else was relatively equal - maybe even more. Bottom line - 2 baths will be much more attractive to families and will mean more money and probably a faster sale (assuming you don't compromise the rest of the apt to do it.)
It's not about the resale value per se (though that is significant - I disagree that it's omly $25K). It's also about the resale time - most people buying a 2 bedrrom unit won't even bother looking at 2 beds that only have 1 bath. Those that do are in most cases looking at the very low end of the 2 bedroom spectrum, keeping the price artificially low and creating a MUCH longer 'time on market' situation for the seller.
I would strongly urge you against buying a 2 bed/1 bath unit:
.unless you plan to install a second bath and know that you can get approval to do so
.particularly if there is no powder room
If it has 1 bathroom, it's probably a junior four disguised as a 2br
One thing I learned the hard way - you can always wait to bathe or brush your teeth or even use the kitchen sink but sometimes when you need a toilet YOU NEED A TOILET RIGHT THIS MINUTE. Definitely that second bathroom is extremely valuable !!!!!
I agree with #4-anything with 1 bath was not a true 2BR to start with
Always go for the 2 bathroom. If you have kids, you'll want the extra room. Their bath toys take up the whole tub!
