Does anyone know anything about this building? Common charges seem very low. Condo in West Village which is very hard to find. The unit below seems like it can be converted into a jr 1br. this does seem over the top, 650k for a studio.
you can rent in the same building a 1 bed for 2500. why would you want to put down 120k and pay 4k a month for a smaller unit?
I agree with #3. 650K is really high for the space. If you want to live there, rent and put your money into something else.
I went to look at the "one bedroom" for $2500 a month....IT'S NOT A ONE BEDROOM. It's a studio and not very big. The one bedroom is renting for almost $4k a month.

Still overpriced but its bigger (alcove) not smaller than that rental.
Look at this one almost the same apt, but with a wall. How much is the wall worth? I think this apt is priced appropriately given it is in the Most desirable location in Manhattan. Doorman building with very low maintenace. I am sure either of these apt's would rent for over $3200 easy...

Sorry - but this is still a studio at the end of the day. With a wall, you have no closet in there and guests have to pass your bedroom to go to bathroom. I just bought a one bedroom and was considering studios but quickly changed my mind. This definitely would fall into a studio category. Additionally, the bedroom would certainly be tiny with a wall.
This is overpriced - it is easier to get away with overpricing a small one bedroom - this wouldn't qualify I think.
Think about the bathroom and closets and the size of that alcove though if you want to put a wall up. Also think of resale and who your buyers would be.
IF that's your budget for a studio - you should probably also consider new development. Your building would have more amenities and you would not need a renovation.
If you only care about the neighborhood and less on value - well then that's another story altogether.
After looking at these 2 apts I think they are both well priced. Try finding condos in the West Village and you will see what I mean. Many people in this city want to live in the more desirable areas and that is why I think we see the prices the way that they are. Part of the price is definitely location. Some people think that it is worth 10k more...some 50k more...jmo
I am in the process of buying a large (700 sf)studio on CPW in the same dollar amount. It is an L-shape with 11x13 sleeping alcove. It offers 18 feet of continuous windows overlooking the park and actually has the feeling/illusion of being more spacious than most of the one bedroom condos that I looked at. I'd have to disagree that a smaller one bedroom has more appeal and resell value to potential buyers than a larger studio. If you are comparing two apartment of roughly the same square footage but different configuration, label them any way you wish, they're still the same size.
Well your apartment is 700sf. . ..this one is probably just making it to 600sf.
The truth is for me I like the separation of space in case I have guests and they can stay in the living room, enter bathroom separately etc.
Anyway - at least you are getting more space for that price. Greenwich village is great, but the building seems ok with few amenities and the bathroom entry is through the bedroom. Again, the same square footage can show differently based on closets, layout etc. even if you compare one bedroom to one bedroom or one bedroom to studio - so that is agreed.
This building is not in the best location. First of all you are right next to a hospital that owns building and land next to this. Second I never felt comfortable with the people roaming the streets near this building.
