Short Term bond funds?

I'm looking to get into a short term bond fund with basically my downpayment instead of buying an apt. I'm looking at a lot of the performances out there and it looks as if it is near peak for a lot of them. Granted, on the dividend side it is still pretty stable. Any thoughts?
