SE psf calculations

I was trying to figure out comparables using psf prices on SE, and realized that the numbers given are not always correct. It seems like sometimes they are calculated off the asking price, not the sale price. Unless my math is screwy (always a possibility.) Example: 101 N 5th Street, unit 5A+ size = 1090 sf. $ per ft = $830 according to SE, but according to my math, it's $752.

And with SF being a VARIABLE (i.e. 2 same sized apartments listed at different SF), the calculations become meaningless.

I see this all the time with rental listings. Is it SE doing the calculation, or is it supplied by the broker?

Gaongaon, I believe that the calculations come from the brokers, as I have seen on many occasions the same apartment listed with successive brokerages with varying stated s/f.

Evnyc, actually, I should have stated it clearer. The stated sq ft and the asking price do not correlate with the stated price per sq ft. . (maybe this is the result of some price decreases and they were too lazy to calculate the new price per sq ft. Often for rentals it should be lower than stated.

Ah, sorry, I misunderstood what you were asking. Excellent question; I have no idea but figure they're ballpark and do my own calcuestimations.
