Though I am inclined to buy in Harlem, I have been cautioned that as a young, single professional woman I should think about the question of travelling alone at night back and forth to my home. Any comments about that? Would Washington Heights be far safer? (I'd rather be in Harlem!)
There are two different sub-threads in this discussion: (a) is Harlem a good investment, and (b) is Harlem safe.
With regard to the latter, Harlem, as with many other areas, is VERY dangerous if you are involved in the drug trade.
If you are not living a life of crime, live reasonably (don’t buy drugs, don't wander through the worst areas at 1AM after a night at the bars – a mildly intoxicated woman is an easy mark, maintain ‘situational awareness’), and exercise common sense (don’t flash lots of expensive jewelry), I do not believe that the risk of becoming a violent crime victim is high.
While it is a personal reaction, the ‘vibe’ I get in Central Harlem is a lot edgier than that in, say, Brooklyn Heights. If that is enough to make a potential resident nervous, then don’t move there. Living in a state of anxiety for ten years is not worth the possible 50% appreciation (if everything goes well).
#102 sounds as though you have a keen insight of the Harlem drug trade....what the heck do you know about the sale of drugs in Harlem...if there is much of that going on nowadays? And I would definitely make a move on any property in any area that has a good chance of returning 50% on my investment...$1 million to $1.5 million....your crazy! I'd jump on it! And #100...I liked your statement.
