3G which looks to be about the same size with a better layout went for $575,000 in June. Compare sq ft and factor in light and view and you will be close I should think. And 3G had new kitchen and bath.

My experience with brick wall views is that they are not selling right now, they are not even attracting offers that the seller will possibly consider. I know of some nice apartments that have been sitting for months and months. As a buyer's broker I finally stopped showing a couple of 'em, just not worth my time.

I suggest you research that place and use that information to help inform your offer. There is a possible extreme bargain for you here. But I do advise people not to buy brick walls views if they think they might ever need to sell the apartment--at a reasonable price, of course. I have always believed it to be a risk factor, and recent experience just bolsters my opinion.

thanks.....its a nice building in a nice location..38th and park....the bedroom and living room face 37th street....the extra bedroom in the bedroom, bathroom and kitchen windows face the brick wall...so its not all BRICK wall views......but given that its a 2nd floor apt etc.....do you think given the above...what would be a reasonable price for this apt?

Eastside - As you prepare to negotiate remember that this is not a full 2 bedroom - it's what would usually be called a Junior 4 (dining area becomes small second BR) and not two baths.

The G-line's dining area can't be used as a bedroom as the C-line's can.

The C-line having two rooms with open street views makes the alley views from two other rooms a wash, I think.

you are willing to spring for a half million plus on an investment and not willing to come up with $10 to do the research? No wonder prices are out of whack.

It's just a step in the withdrawal from looking. It is tough to go cold-turkey. New nick, but the use of ellipses is the same.
