Multiple Year Leases (sorry posted in wrong forum the first time)

I was wondering if anybody has experience signing a multiple year leasing and whether landlord's will go for them? Basically, I was thinking about a 4 year lease that guarantees the landlord will not raise rent more than 3% each year and I have the option after the first year to terminate the lease on 60 days notice if I move out of NYC. Some insight would be terrific.
