Market Rate For Maintenance/square foot

Anybody have a sense of what UES maintenance should be on a per square foot basis. Assume 80s between Park and Lex. Also assume smallish building (about 20 units) with doorman for most of day, but not overnight. Thanks for any perspective folks have.

About $1.50-$2.00 psf.

Has this increased much over the past few years. I thought $1.50 was higher end of the range, but that was 2 or 3 years ago when i was last looking closely.

I think over 1.60 is considered high. Read www.urbandigs.com. He speaks about this. If it is over 1.60, then you should see a discount reflected in pricing.

agree with wide range of 1.50-2.00. As i standard, close to 1.75. NYC real estate taxes have been going way up as are oil prices so these have crept way up lately.

I'm paying close to $1.60 psf in that neighborhood for a studio in a non-doorman building. It seems a bit high compared to some other places, but the building does seem well run and is in good financal condition.

when you guys quote 1.5-2.0 do you mean maint + RE taxes or just condo/coop fees?

They are talking about common charges and tax. I think anything above 1.60 frankly is higher than average and you should try to discount the price. look at urbandigs.com and look for the topic there.
