Discussion about One Northside Piers at 1 Northside Piers in Williamsburg
the proletariat don't have access to that feature...what does it say?
611 sqft sells for 378k. = 618 psqft
floor? view?...
was this one of the 37% off ones, i wonder?
it's a studio apartment on a fairly low floor (9) that faces east. looks over the affordable housing part of the complex. no view of river. no, this was not one of the 37% off ones (those were the most expensive to begin with, mostly PH's).
1133sf, $578 psf. bizarre. indicates sold in 01/09.

This was a short sale (15A). I don't believe the A line has water views, but could be wrong.
concernedbuyer1, 9F was the last studio (4F-12F) to sell, and the $378K just reflects the changed market since the other studios sold, and maybe the developer wanting to be done with the place. It went to contract in September.

so whats a fair sqft price for NSP ?
it's going to depend on the floor and the view. what unit(s) are you looking at?

so I guess thie puts NSP around $600-700 sgft. seems like its approaching reality given the amenities. not good news for the edge.
We're headed there this weekend - looks more and more interesting if you can get full city views. DC

hey DWJCESQ...what price psqft makes it compelling to you? I think 650 is ok.
just make sure that the $/sq ft makes sense...its easy to go off of that number based on the "approx" sq footage as dictated by the developer, but just double check the actual space you are getting. It may turn out to be not such a great deal after all.
I checked out one apt listed on SE that NSP is advertising as 1253 sq ft for 880k (apt 8G), or $702/sq ft. sounds like a pretty good deal until you look at the floor plan. Even giving them the benefit of the doubt on exterior walls, etc...I only can calculate 1,068 sq ft which in fact turns out to be more like $824/sq ft.
I am not saying all are like this but it may just be a case that developers will jack up the sq footage and get away with it by calling it "approximate" to bring down the $/sq ft. Just make sure you are making an informed decision.

Trying to squeeze on the L at 7:30 would force me to wait until $300 a sq/ft. That train SUCKS in the morning.
Regarding comment of exagerated square footage, isnt there usually some clause in contract (esp w/ new construction) that provides for a guarantee of the sq footage you are buying with some small variance. If this is violated the contract can usually be broken. If so, how is it the developers interest to make such exagerated claims.

655 for a lower floor. I think we have a fair value for wburg thats somewhere around 600-700 psqft. but then agian we've seen some high end manhattan properties go under 600 psqft. hmmmm....

re: square footage not adding up...take all communal space in building:hallways,lobby,gym,roofdeck ect. and add up all that square footage..then based on the size of your apt subtract your unit's % of that communal space..this is why the square footages never seem to add up especially on smaller places
625 psf seem reasonable now for wburg? I guess it really goes lower since manhattan condo's keep going south
I have a hard time adding up square footage as well. This is listed as 1,578 square feet (excluding the outdoor space), but I can't get the numbers to add up. There must be a ton of square footage in the stairs and halls.
