Discussion about
I have appx a $1.2 million mortgage @ a 6.25% rate. I have appx 25% equity in the property. I've been told that refinancing a jumbo loan, even with rates where they are, is difficult to make work, but am ready to revisit this. So, has anyone recently refinanced a jumbo loan of over $1 million? Curious to get your thoughts.
And if you don't mind me riding your coattails here, has anyone even *gotten* a jumbo loan for more than $1 million in Manhattan recently?
East Cider, yes, I have gotten a jumbo loan (coop) of over $1m. We closed in August. Check B of A--they are still giving them out. Let me know if you want the info for my contact there. He was really great and easy to work with, and he was very straightforward. We also were able to negotiate a lower rate than the B of A published rate.
TD America was also giving out jumbos at competitive rates.
yup, but 60%LTV.
Yes, 70% LTV base on appraisal. Try Manhattan Mortgage, you should be able to shave a point and a half off that rate if your credit is excellent.
if you have cash in the bank and a solid work history they are cool with you. If you are one of the liar loan people you are going to get laughed at.
All nice to know, and East Cider I don't mind the benign threadjack, but still looking for insights into refinancing jumbo loans. Is it even possible in this environment?
Has anyone done it or know anyone who's done it?
Jumbo mortgages are still very much available. We allow 75% financing up to 1.5M loan amount and 70% up to 3M. A large portion of my business is based on jumbo loans. sunny.hong@bankofamerica.com
