Alcove Studio or 1BR possible for $15-1600 in Downtown Bklyn New building?

For anyone who has signed a lease in one of the new Downtown Brooklyn buildings Avalon, The Brooklyner, DKLB (not Brooklyn Gold, too miserable of a location), how far down have you been able to negotiate rent? GF & I need to move out of our 1-bedroom in Brooklyn Heights in a few months and we're considering looking in the Downtown area, but need to downgrade our price to the $1500-1600 max rent per month area, for either an Alcove Studio or 1 bedroom. Any ideas?

I think Brooklyner is as low as 1250, should be able to find something there

most of these buildings are on Flatbush ave which is an area of DT Brooklyn that I would call not safe.
