Discussion about
I'm thinking of buying in Hamilton Heights. Does anyone know anything about the neighborhood? It seems pretty nice -- good prices, express trains, etc. Also, what are 1 and 2 bedrooms going for? Thanks.

Not too sure about the area because the prices are too good to pass up. Lots of nice condos on Riverside Drive. Riverbank Park is also quite nice so I have decided to take my chances.

Walk around the neighborhood at 9:00-10:00 in the evening and see if you feel the same way.

Why not check out Central Harlem?

I looked in Central Harlem, but there aren't many 1 bedrooms available. Hamilton Heights seems pretty nice. I'm looking around 7th Avenue. Any news on that area?

I think it is nicer on Riverside Drive. Lots of condos for sale that are reasonably priced and are fully renovated. Very nicely done. Also close to shopping.

One bedrooms condos are going for 350-450K. There is even 2 bedrooms for around 450k. Take a look.

Go check it out. I'm not a fan of the 140s and Broadway because I think there aren't tons of services there yet - but know that's changing. There's a decent park over the water treatment plant on the River that's always packed with kids on the wknds. The West 150s have some amazing buildings on Riverside Drive, and a farmer's market near the cemetary. But I think overall, the stores and restaurants up there leave something to be desired, and there isn't a neighborhood feel. (Mainly dollar stores, bodegas, cell phone stores, etc) However, taking the express A train to midtown for work is shorter than taking the F train from Brooklyn, and prices are comparable depending on the neighborhood. (Although I have had some crazy experiences with weirdos on those long, express subway stretches...one resulting in a guy pulling a knife on me between 168th and 145th A train stops at about 10 p.m. on a Friday night and there not being any cops to report it until I got all the way down to Columbus Circle.)

#5 I just checked out a kick ass place: 50 West 127th Street (between Lenox Ave and 5th Ave)....the thing is...there's only one 1bedroom left and it's $565k for 835 square feet...a little too rich for my blood....if I had the money I would go for it. By the way there is also a place called the Rhapsody on the corner of 127th Street and 5th Ave...you might want to check it out.

I think there's a lot of value out there -- I just made a bid on a place on 145th. I don't like RSD because there's only the local 1 train -- yikes! Anyway, wish me luck!

Central Harlem...I'm just wondering in five years what a one bedromm selling for $565 will be worth.

#12 Well you might try negotiating the price if you like the place. I think that with everything that's going on in Harlem you stand a good chance of making some money...risk is inherent. Good Luck!

#12 I think it's a great investment, but do negotiate the price like #13 said. I looked it up and it's 835 sq ft -- that's a HUGE one bedroom. The maintenance is fairly low too. You need to check out the layout, the floor it's on, amenties, etc. Good Luck!

Hamilton heights rocks!
Sure its lacking amenities like almost everywhere uptown, but there is a true neighborhood spirit and the buildings are magnificient.
On top of that, parks everywhere!
