Discussion about
I realize some of you who have made yourself known on SE may not want to answer this question, but I hope there are others who can and will. What kids of commission splits do brokers get when starting out with a new firm? At what point do you get a bigger % and how much more? Does the amount vary if you generate the clients/listings opposed to the firm handing them to you? I realize this can vary widely, but hopefully that will be reflected in the many responses this thread receives... Thank you!
Come on people....
When beginning as a new agent some will start you as low as 35% until you complete six transactions, then bump you to 50%. After you are grossing about $125k they will bump you up to say 55%, top producers are getting as much as 70-75%.
If you generate most of your own business(clients) then you will do well at a firm like Rutenberg or The Burkhardt Group(since 99% of all listings are available to everyone). Our agents keep 95% of what they earn on sales deals and there is a sliding scale for rentals that caps at $1000. That said we are just beginning to hire agents, that will increase this year.
KeithB, Is it $125K per year or once you hit $125K you will be bumped up to 55% ? YOu are talking about $125K in commissions, correct? not selling price in Manhattan.
I know every firm is different but just curious...
Typically 50%, but agree many firms start you off as low as 30%. Most have pretty heft start up fees and other hidden fees that aren't advertised. The biggest firms will bump star produces who make say more than $300k a yr up to 70% max.
Then there are the "100%" split firms mentioned above. True the net splits will be higher but most of them have a business model based off of milking as many fees off their agents as possible (how else will they make money?). So 100% goes to 90% automatically because of a 10% transaction fee, then there's desk fees, insurance fees, software fees, marketing fees and the list goes on.
The only alternative I've been able to find between these two extremes are the larger boutiques like Mont Sky and CORE who I believe offer splits somewhere in between. I believe Mont Sky is 75% to the agent, does anyone know for CORE?
